PARTS ASSISTANT
Achieve sales target, advise customers professionally and increase sales turnover on parts, Accessories & Lifestyle.
REQUIREMENTS:
• Preferably with tertiary education (Commercial and / or technical education).
• Minimum 3 years working experience as Sales Advisor in parts in automotive industry.
• Ability to communicate technically and efficiently to all levels of sales, parts and service staff, analytical and technically sound on parts issues.

SERVICE ADVISOR (BODY & PAINT)
• To meet customer expectations and requests with regards to paint, repairs and vehicle body works.
• Assess the liability, advise customer on estimated repair cost and best method to pursue insurance claims (OD / TP / Cash)
• Liaise and negotiate with surveyor / insurance companies to get the best repair cost
REQUIREMENTS:

LEASING MANAGER
• To conceptualise leasing plans and strategies
• Accountable for all leasing matters of the Shopping Mall space and to ensure leasing and performance target are met as set by the Management.
• Identify suitable trade mix and tenants for the Shopping Mall to fit entire Mall positioning.
• Ensure all non permanent spaces are fully occupied.
• Ensure that tenants are consistent with the retail plan and the positioning of the shopping mall
• To control budget for leasing department.
• To train staff for effective and efficient implementation of leasing plans and strategies.
• To undertake market research to ensure the Shopping Mall is competitive in terms of latest products/brands economic trends vis-à-vis rental and related charges.
• Work with Real Estate Agents in leasing of space.
• To vet and handle enquires for rental of shop space.
• Tenancy negotiations and co-ordination for new tenancies, renewals or terminations of tenancy.
• Oversee all marketing and promotions space and ensure promotional activities are being organised on a weekly basis.
• Lease negotiations, recommend terms and conditions and formalize letters of offers and agreements in consultation with Legal Department
REQUIREMENTS:
• Candidate must possess at least a Bachelor's Degree in Business Studies/Administration/Management, Property Development/Real Estate Management/Retail Management or equivalent.
• At least 8-12 year(s) of working experience in the related field is required for this position.
• Strong interpersonal and strong negotiation skills.
• Sound understanding of the retail industries preferably in Shopping Mall / Complex Management.
• Good contacts with major retailers in the industry.
• Strong report writing and presentation skills.

• Responsible for ensuring prompt collection of all debts and payment from customers
• Respond to customers queries and follow up action.
• Maintain up-to-date report for management review
• Review and maintaining list of clients collection and reviewing credit applications and reference check.
• Establishing good relationship with tenants and negotiating settlements to ensure payment are settled.
• To assist and support in the preparation of management accounts and financial reports.

• Able to converse clearly and concisely over the phone; quickly building a rapport with customers

Fit Out Executive
  • Responsible for interior fit-out and design works such as pre fit-out unit access, handover of vacant possession, monitoring of fit-out progress, site inspection, etc.
  • Responsible to supervise, facilitate and coordinate on the progress of tenants' interior fit-out works and to resolve issues on a timely manner
  • To conduct fit-out briefing/meeting for all tenants' contractors to ensure that all inhouse fit-out rules and safety standards are strictly adhered to
  • Responsible as main contact person to co-ordinate and resolve issues on fit-out and design works with contractors, consultants and other sub-contractors
  • Work alongside the Leasing Department in providing technical support during the lease negotiation phase with retailers and to ensure timely handover of retail premises
  • Ensure that all M&E drawings and other relevant documents are in place prior to the commencement of fit-out works by tenants
  • Responsible to conduct final inspection on completed fit-out works before allowing tenants to operate their scheduled business
  • To provide assistance and support on all other complex operational matters

  • Good technical knowledge of requirements for interior design and fit-out works
  • Knowledge in Adobe Illustrator and Auto-CAD software is essential
  • Good communications, interpersonal skills and able to work independently
  • Ability to work under pressure and meet tight deadlines
  • A good team player, resourceful, mature and creative with an eye for details
  • Good planning, organisation and coordination skills
  • Competent in written and spoken English, Bahasa Malaysia, and Mandarin would be an added advantage
  • Willing to work odd hours
